If you want to buy a house in Italy, Italian law stipulates different taxes: 

  • If you are an Italian citizen you will pay 4% VAT on the purchase of your first home, or 10% VAT on the purchase of your second home.
  • If you are a foreign citizen you will pay 10% VAT on the purchase of your home, or if you have or want residence in Italy you will pay 4% VAT.


In addition to VAT there are other expenses involved in transferring the property, which are as follows:

  • Notary fees 
  • Land registry tax 
  • Mortgage tax 

Which vary depending on the property you are going to buy from € 2,500 up to a maximum of € 7,500. 


In addition, the annual municipal taxes provided for the maintenance of the property are:

  • IMU (Provided only on second homes and luxury houses) 
  • TARI (Garbage Tax) 

These last two taxes vary depending on the municipality where the property you purchased is located and usually do not exceed a few hundred euros per year.
